QAn applicant has an ABLE account. He can provide proof that it is an ABLE account and documentation of its balance. Both the applicant and his employer put money into the account. ABLE accounts are not mentioned in the HUD Handbook. Do we count the money as an asset? And is the money his employer deposits into the account considered income?
Q We share our rental criteria with applicants but haven't disclosed what the minimum credit score required is. Are we supposed to share this minimum credit score?
A Yes. If your site is using a minimum credit score to determine eligibility, that information must be disclosed, notes HUD compliance expert Mark Chrzanowski. HUD requires that eligibility information be made available in the site's tenant selection plan.
Q With rising COVID-19 cases in my area, must unit inspections during on-site Management and Occupancy Reviews (MORs) still occur?
A The Section 8 Project-Based Rental Assistance program is subject to an annual audit and inspection known as a MOR. It’s one of the tools HUD uses to monitor a site to ensure that the owner is complying with its HAP contract, management certification, and HUD rules and regulations.
SITUATION: You just found out that Ann Smith, one of your residents, has tested positive for COVID-19 and is now in self-isolation for 14 days. You immediately report the case to the local health authorities. You post signs and notices in common areas alerting other residents that a building resident has been confirmed as having COVID-19. You tell maintenance staff who had contact with Ann in the past 48 hours that a resident they recently encountered has COVID-19 and advise them to get tested or go into precautionary self-isolation.
Q Our site has a “mini-mart”: A resident association buys snack foods at a retail warehouse club and resells them in a room provided by the owner. The profits are used to fund resident activities. Is this permitted?
